Job description:
We are seeking an experienced Apartment Maintenance Technician with strong hands-on experience working with boiler systems. This role is responsible for maintaining safe, efficient building operations with a particular focus on boiler systems, HVAC, and mechanical equipment, while also supporting general apartment and building maintenance.
The ideal candidate has demonstrated experience troubleshooting, maintaining, and monitoring boilers in a multi-family or commercial setting and understands the importance of safety, preventative maintenance, and proper escalation when specialized or licensed work is required.
Essential Duties & Responsibilities
Boiler & Mechanical Systems (Primary Focus):
- Monitor, maintain, and troubleshoot boiler systems (hot water and/or steam)
- Perform routine boiler inspections, startup/shutdown procedures, and basic operational adjustments
- Identify and respond to no-heat calls and boiler lockouts
- Inspect safety controls including low-water cutoffs, pressure relief valves, and expansion tanks
- Monitor pressure, temperature, and system performance
- Coordinate with licensed contractors for major repairs, combustion adjustments, or code-required work
- Communicate boiler issues and resolutions clearly to management
General Maintenance Responsibilities:
- Perform apartment turns, including basic plumbing, electrical, drywall, painting, and appliance repairs
- Respond to work orders and emergency maintenance requests in a timely manner
- Maintain common areas, mechanical rooms, and exterior spaces
- Assist with HVAC maintenance and seasonal system transitions
- Ensure proper documentation of work performed
Safety & Compliance:
- Follow all safety procedures related to boilers, gas systems, and mechanical equipment
- Use lockout/tagout procedures when required
- Maintain clean and organized boiler rooms and mechanical spaces
- Comply with local codes, safety regulations, and company policies
Qualifications & Experience
Required:
- 3+ years of apartment, commercial, or building maintenance experience
- Demonstrated hands-on experience working with boiler systems
- Strong understanding of basic boiler operation and safety controls
- Ability to troubleshoot heating issues independently and escalate appropriately
- Familiarity with preventative maintenance practices
- Valid driver’s license and reliable transportation
- Ability to work on-call or respond to after-hours heating emergencies as needed
Preferred:
- Experience with gas-fired and/or steam boiler systems
- EPA certification or HVAC-related certifications
- Experience in multi-family residential properties
- Ability to read basic mechanical diagrams and service documentation
